Good article. From what my cousin real estate realtor tells me, if you have the cash in hand and show it to seller, that can drop the price quickly. Bird in hand, you know - those sellers may be wanting that money fast.
Also, consider trading properties - some folks want something in town (especially if elderly or have medical issues for quick care), while you are attempting to get out of rat race. Could be a deal is made that way as well.
